Build the macOS app with Xcode 27

Xcode 27 refuses pod targets below macOS 12, so the Podfile lifts them to
the app's floor. Its linker also writes chained fixups at 12.0 and up,
which rustc 1.96 can't load in the replay decoder's proc-macros, so cargo
no longer inherits Xcode's deployment target.
